SUMMARY & BACKGROUND:
In January 2006, the City of Toledo entered into a 3 year lease with Center ("Original Lease"). The Original Lease had 3 renewal periods each for 3 years, which is now expired. This legislation authorizes the Mayor to enter into a new lease for an initial term of 3 years with three renewals of 3 years each at an annual rent of $500. Operating expenses, including maintenance, taxes and insurance are to be paid by Center, except that any maintenance expense greater than $1,000 will be paid by City. All utilities, except telecommunications (i.e. internet, phone, cable, etc.) will be paid by City. No assignments or sublease rentals will be permitted without the prior written consent of City.

Summary
NOW, THEREFORE, Be it ordained by the Council of the City of Toledo:

SECTION 1. That the Mayor and the Real Estate Division of the Department of Economic Development be and they are hereby authorized and directed to execute the Lease Agreement between the City of Toledo and Chester J. Zablocki Senior Citizens, Inc., for a term of three (3) years and an additional three (3) renewal terms of three (3) years.

SECTION 2. That the Lease shall contain an annual rent of $500 excluding operating expenses for any insurance premiums, maintenance expenses, and utilities as required by the Lease.

SECTION 3. That the Lease "Premises" are legally described in the Lease to include:
